CURRENT PROJECTS
The Club at Cordillera – Located in Edwards, CO, Cordillera is a world class community located on
7,000 acres comprising four golf courses, 6 clubhouses, 3 restaurants, athletic centers, tennis and
swim complex, among numerous other amenities. We are currently engaged by the Members to
create financial proformas and market analysis to determine the feasibility of a purchase of the Club
from the current owner.
The Clubs at Incline Village – Located in Incline Village, NV, this municipal facility is operated by
the Incline Village General Improvement District. The facilities consist of two golf courses – The
championship course (18 holes) and the mountain course (9 Holes) along with clubhouse, restaurant
and catering facilities. We have been engaged to do an operations audit and make recommendations
for enhancing revenues, evaluating expenses, and develop a market positioning strategy for each golf
course.
Mt. Graham Golf Course and Development – Located in Safford, AZ, the Mt. Graham Golf Course
was originally opened as a 9 hole facility in 1946. It was expanded to the current 18 holes in 1974. It
is a 6,354 yard par 72 course lined with native Dogwood and Mesquite trees. This facility was
previously managed by the City of Safford. Under the management agreement, Borders is
responsible for the Club’s golf and hospitality needs, including marketing, course maintenance and
management of the facility’s operations. We will also be responsible for the redevelopment of the
property to include the golf course, club house and assist with the real estate in the community.
Las Olas Beach Resort - Located in Playa La Barqueta on the Pacific Coast of Panama, this
spectacular property is in the beginning phases of development. With a golf course about to begin
construction, as well as an existing first-class tennis facility, Las Olas promises to be a community with
fantastic and varied amenities. A deep water marina is also planned with facilities that will be second
to none. There will be an array of upscale housing choices, including condominiums, villa lots, and
custom home sites. Borders current role is performing the due diligence, building financial
proformas, as well as attracting investors to join in this beautiful project. Once financing is secured,
we will become the developer for the entire project which will also include all aspects of management.
Punta Lobos – Located in Todos Santos, Baja MX, this spectacular piece of property is in the
beginning phases of the project. With 3 Ochoa Hills golf courses planned, along with a deep water
marina and facilities that will be second to none. We were responsible for procuring funding for this
unique property. We developed the financial proformas and feasibility study for the project. We have
been selected to manage the development, including sales and marketing and full service operations
for the ownership group and the investors.
SaddleBrooke HOA#1 – This active adult community is located in Tucson, AZ. Features include
4,500 homes with a large component of amenities that includes 27 holes of golf, fitness, swim and
tennis facilities, activities center, 30,000 SF clubhouse with 3 restaurants along with significant
meeting and banquet space. Borders Golf Group is currently performing a detailed operational
assessment of the food and beverage operations of the Club. This includes food and service quality,
systems and controls, financial analysis, programming, training, and facility analysis. Borders is
charged with developing a plan for revenue enhancement, as well as cost containment, while
improving the Member and guest experience.
Catamount Ranch and Club – A unique development with 105 homes and an 18 hole Tom
Weiskopf golf course. Located 8 miles away is a private 530 acre lake for Catamount members only.
Borders manages all aspects of the development including golf operations, golf maintenance, summer
and winter recreation, athletic facilities and 2 full service restaurants. Responsible for all
administrative functions including membership sales and programming for the Club.
