Increase in FAR at Delhi hotels proposal approved by Master Plan 2021 committee.
The proposal for allowing hotels in Delhi to increase their floor area ratio (FAR) adding more storeys has received the nod from the Master Plan 2021 committee.
One of the committees of experts, management action group on enforcement and planning, which is reviewing the Master Plan of Delhi 2021, has approved an increase in the FAR of hotels from present 225 to 400.
The proposal would now be moved to an advisory committee headed by the Lieutenant Governor of Delhi, who is also the chairman of Delhi Development Authority (DDA).
However, the ground coverage allowed for hotels has been kept at 40%. This means that while hotels would now be able to add built-up space, they would have to add more floors in case they have already covered 40% of the land.
The committee also recommended that service apartments may be allowed as permitted activity as a part of a hotel premise. The committee has allowed inclusion of residential units as a permitted use within 30% of the total FAR allowed for commercial purposes and retail shops in the hotel.
The committee has also relaxed parking norms for hotels, keeping in mind that guests in hotels come for short stays and mostly use hired vehicles.Further the space standard per guests is less than per office worker/customer for commercial centres and thus are not comparable.
After discussion, the committee recommended that parking for hotels to be reduced from 3 units per 100 sq. metre to 2 units.
